A printed copy of the Resident Guide and the Policies Manual is given to all new homeowners. Copies are also available in the Book Exchange during operating hours. All homeowners and residents are encouraged to reference it to find answers to questions they may have.

Peppergrass Homeowners Insurance
The following list provides you an understanding of our needs and the coverage we desire. For the condos, we seek blanket 'bare wall' coverage as follows:
Footings
Foundations
Exterior walls and load bearing walls
Interior perimeter support walls and beams
Exterior windows & doors
Garage doors
Roofs
Porches, decks & patios (screened & glassed are included)
Fireplaces, except inserts
Electrical service to the meter
Plumbing to the inside of the exterior walls
PGHA will not seek casualty and earthquake insurance coverage for the following, but requires that such coverage be maintained by condo owners:
Earthquake coverage for any item not listed above
Plumbing from the meter in
Electrical from the meter in
Duct work
Insulation
Floor coverings
Dry wall
Dry wall coverings such as painting, wallpaper, tile, decoration & trim
Light fixtures
Appliances
Interior doors & trim
Plumbing fixtures
Heating, cooling, filtering units, ceiling & exhaust fans
Window treatments
Cabinets including, but not limited to, kitchen & bathroom cabinets, built-in bookcases & TV enclosures
Owners' furnishings and personal property

Residents who lose their mailbox keys or encounter problems with mailbox locks, must contact USPS personnel at the Woodbridge Station.

Note: The mailboxes do not belong to the association, however deteriorated mailbox posts should be reported to the property manager.
Streetlights
Streetlights in Peppergrass are maintained by Duke Energy. Look for the streetlight number at about eye level on the pole. Go online at https://www.duke-energy.com/customer-service/request-light-repair and select the Indiana map, then enter the address nearest the streetlight. You will be able to report an outage. Generally Duke will fix the problem within one or two business days.
